Spring Snowmelt and Commercial Sump Pumps: Is Your Building Ready?

Spring in Calgary can change quickly. Snow begins melting, the ground remains partly frozen and a period of rain can send more water toward a building than its drainage system has handled in months.

For commercial properties, multi-unit residential buildings and underground parkades, this is when sump pumps and drainage pumps move from sitting quietly to operating under sustained demand.

The fact that a pump worked last year does not guarantee that it is ready for this year’s runoff.


The City of Calgary recommends maintaining sump pumps and preparing backup power as part of property flood protection. For businesses, it also recommends one-way valves and backup power for sump-pump systems.


Why Spring Exposes Sump Pump Problems

A sump pump may start successfully during a quick test but still struggle under real spring conditions.


Common causes include:


  • Debris restricting the pump inlet

  • A float or level sensor that sticks intermittently

  • A partially blocked discharge line

  • A check valve that allows water to return to the basin

  • A pump that runs but no longer produces its expected flow

  • Lead and standby pumps that do not sequence correctly

  • Controls or alarms that have not been tested under load


Spring preparation should confirm more than whether the motor turns on. It should establish whether the complete system can move water away from the property at the required rate.


1. Inspect the Basin and Pump Inlet

Sediment, gravel, garbage and other material can collect in sump basins over time. This debris can restrict the inlet, interfere with the impeller or prevent a level control from moving freely.


The basin should be inspected and cleaned before the heaviest runoff begins. Confirm that incoming drainage paths are also clear and directing water into the basin as intended.


2. Test Floats, Sensors and Alarms

A working pump cannot help if it never receives the signal to start.


Test each float switch or electronic level sensor through its full operating range. Confirm that the pump starts at the correct level, shuts off properly and does not short-cycle.


High-water alarms should also be tested. An alarm that has not been heard or acknowledged during a test should not be assumed to be functional.


3. Inspect the Discharge Path

Water must have a clear route out of the building.


Inspect accessible discharge piping for leaks, restrictions, loose connections and signs of freezing damage. Check that valves are open and that the discharge location has not become blocked by ice, soil, landscaping materials or debris.


The check valve should prevent discharged water from flowing back into the basin after the pump shuts off. Repeatedly pumping the same water wastes capacity and increases equipment wear.


4. Confirm Actual Pump Output

Hearing the pump run is not the same as confirming that it is performing properly.


A worn impeller, restricted inlet or discharge problem may allow the pump to operate while moving much less water than expected. The basin may drain slowly, or the water level may continue rising even though the pump is running.


A performance check can help determine whether the pump is still capable of handling the expected spring flow.


5. Test Lead, Lag and Standby Operation

Properties with more than one sump pump should test the full sequence.


The lead pump should start first. The lag or standby pump should activate when water rises beyond the first operating level or when the lead pump cannot keep pace.


Both pumps need to be tested individually. A second pump provides little protection when it has remained inactive long enough for its controls, bearings or components to develop problems unnoticed.


6. Verify Backup Power

Heavy rain and flooding can occur alongside power interruptions. Without backup power, even a properly maintained pump may be unavailable when it is needed most.


Confirm that the backup system can start the required pumps and support them for the expected operating period. Battery condition, generator capacity, transfer controls and fuel availability should all be reviewed based on the property’s system.


Do Not Wait for the High-Water Alarm

A spring sump-pump inspection is a small step compared with removing water from a mechanical room, parkade, storage area or occupied building.


The best time to find a restricted discharge line, unreliable control or underperforming pump is before the basin begins filling rapidly.
